Exterior Coatings:

The Chicago area suffers from extreme temperature changes throughout the seasons. Concrete responds to these changes through expansion and contraction. Because concrete is not dynamic it yields to these pressures by cracking. In addition, over time concrete will shrink after it is poured in place. This is due to the evaporation of the water in the concrete mixture. When there is moisture in the ground hydrostatic pressure exists. The nature of water is to move through the path of least resistance. If there are imperfections in your concrete, this will enable the water to move from the soil into your structure. To prevent water from leaking through these cracks in the concrete, the exterior surface of the concrete must always have a foundation coating product applied.

Superior Waterproofing has over 20 years of experience in the application of foundation coatings. Several types of foundation coating products exist. The application steps will vary depending on the type of foundation coating product you choose.

The first step is to determine the desired result of your foundation coating. Are you attempting to achieve a dry foundation, an insulated foundation, or both?

Waterproofing is a rubberized membrane that is spay applied to your foundation. This membrane is dynamic in nature so that it has the ability to expand and contract with the concrete, yet it will not crack. Because it is rubberized it will mold itself to fill any gaps in the concrete so as to inhibit the penetration of water through your concrete.

Air gap technology (also called drainage board) is an excellent option for ensuring adequate drainage along your foundation wall for the lifetime of your foundation. This is a continuous sheet with drainage pockets which allow any water that comes in contact with the concrete to drain down through the pockets and away from your foundation wall. Air gap technology will reduce/eliminate hydrostatic pressure. This is a superior product with superior results.

Insulation board is an R-5 or R10 foam board that is applied to your foundation. This will help protect the integrity of your waterproofing as well as provide additional insulation value to your basement. This is an excellent adjunct for helping minimize the heating needs of your home. As heating costs escalate, this application will maximize your savings by minimizing your heat loss.

Damp proofing is the minimum required foundation coating per the county building codes. This product will help minimize water seepage through your concrete wall. It will not prevent all leakage.
